Our land use experts specialize in helping our clients quickly and successfully secure City and State zoning and land use approvals. We combine technical advice on land use planning and procedures with an effective government and community relations strategy to help you manage risk and achieve your goals. We have a strong track record achieving favorable recommendations and determinations by community boards, borough presidents, the City Planning Commission and the City Council.
For as-of-right projects, our focus is to accelerate a project’s implementation timetable by expediting the myriad of municipal regulatory approvals and permits before construction commences and then during construction, leading to temporary and permanent certificates of occupancy.
Land use planning for larger scale commercial or residential projects usually requires significant pre-development support in preparation for the Uniform Land Use Review Procedure (ULURP) and environmental review. Working in close consultation with a sponsor’s project planner, architect and land use counsel, we frequently assume a project coordination role to achieve a comprehensive approval strategy and timetable.
Acquisition & Lease Strategy: We work with our clients to secure properties currently owned or operated by government by helping them deal with the various policy requirements, politics and agency bureaucracy to close on deals.
Land Use Analysis: By understanding the zoning, policy and political climate of land use actions, we help our clients make prudent business decisions that maximize return and reduce risk.
Tenant/Landlord Strategy: We help clients identify and meet prospective tenants for their buildings and also assist in tenant/landlord negotiations, particularly if there is a public component.
Uniform Land Use Review Procedure (ULURP) Approval: We have significant experience in managing the approval processes for complicated ULURP actions which result in positive zoning changes for our clients.
Variances & Special Permits: We have successfully guided a number of variance and special permit applications through the Board of Standards & Appeals (BSA) by overseeing the process with the agency and the relevant community board.
